Thank you for choosing to stay at our Modular Mountain Escape. We hope you enjoy your stay. Please review the following information to help guide your experience.
Keys & Access
Guests will receive 3 house keys and 3 shed keys.
Lockbox (emergency use only): Located on the first support beam of the staircase railing. This lockbox is for landlord and maintenance access; the code will only be provided upon request.
Lost Key Policy:
House key: $100 each
Shed key: $100 each
A lost key requires all locks to be replaced and a new key system installed.
Property Access
Guests have full access to the pond and the hill surrounding the property.
Guests have full access to the shed next to the home (keys provided).
House Rules
No smoking indoors. Smoking is permitted only on the patios.
Respect quiet hours—no loud music after midnight.
Guests may hang pictures or install small items on walls.
Permission is required for home modifications such as painting, structural changes, or landscaping.
Trash, Utilities & Services
Trash: Landlord pays for trash. Pickup occurs bi-weekly on Tuesdays. A 2-yard bin is provided on-site.
Snow Removal & Landscaping: Provided by the landlord.
Water: Covered by landlord.
Pest Control: Monthly service included. If you encounter rodents or insects, please notify us immediately, and we will schedule a treatment.
Utilities (Tenant Responsibility)
Guests must set up their own electric and gas plans at the start of the lease.
When the lease ends, guests are responsible for canceling their plans.
Any costs accrued due to failure to cancel will not be reimbursed.
Rent Payments
Rent is billed monthly through RentRedi.
If RentRedi fails for any reason, payments will be processed through Stripe as an alternative.
Maintenance & Security Deposit
At the end of the lease, the landlord will hold the security deposit for up to 30 days while maintenance inspections are completed.
Guests will receive:
An invoice for any repairs or damages as proof of work
Photos of damage (if applicable)
The remaining deposit balance is returned after costs are deducted.
Fire Safety
A fire extinguisher is located under the kitchen sink for your safety.
How to Use (PASS Method)
P – Pull the pin to unlock the handle
A – Aim the nozzle at the base of the fire
S – Squeeze the handle slowly and evenly
S – Sweep the nozzle side to side
Use only on small, contained fires (e.g., stovetop grease, paper trash). If the fire grows or you feel unsafe, evacuate immediately and call 911.
Checkout Instructions
Before vacating the unit, please complete the following steps:
Thermostat Adjustment: Set thermostat to 65°F in winter or 72°F in summer.
Trash Disposal: Empty all trash into designated bins or dumpster.
Appliance Check: Empty the refrigerator; ensure the stove/oven is off.
Water Faucets: Confirm all faucets are tightly closed.
Damage Inspection: Report any damage immediately.
Belongings Check: Collect all personal items (check closets, drawers, under beds).
Lighting: Turn off all lights.
Security Check: Lock all windows and doors.
Departure Notification: Please notify me by phone or text once you have vacated.
