Thank you for choosing to stay at our condo in beautiful Steamboat Springs! We hope you enjoy your stay. Here's a little information that I think you might need:
Parking & Check-In Instructions
Kutuk now requires garage parking reservations for all guests. Please read carefully to avoid fines or towing.
1) – Reserve Parking Before Arrival
Guests must reserve a garage parking space at a rate of $25 per car, per night.
Use the reservation link provided in your check-in message to pay and confirm your spot.
A QR code will be generated after payment, which you’ll use for your initial entry into the garage.
2) – Arrival Parking
On arrival, scan your QR code at the garage gate.
Do not park in the garage yet.
Instead, use the guest parking zone outside the garage, or if full, park along the side of the garage near the compactor.
3) – Collect Passes & Keys Inside Condo
Once you check into the condo, you’ll find:
2 guest parking passes
2 key cards (granting garage and condo access)
Place a parking pass on your dashboard at all times.
4) – Lockbox Backup Key Card
For convenience, there is also a lockbox outside the condo with an additional key card.
The lockbox code will be provided in your check-in instructions.
This backup card must remain in the lockbox at all times (to be used only if another card is lost).
5) During Your Stay
Use the key cards for garage entry (do not continue using the QR code).
If the garage gate fails to open, please contact me immediately so that the gate can be raised manually.
If a key card malfunctions, visit the Kutuk office, where staff will provide a replacement.
Fees & Fines (Keys, Fobs, Passes)
Missing Key Card in the lockbox (1 count): $200
Missing Key Card in the basket (2 count): $100 each
Missing Ski Locker Key (1 count): $300
Reminder at Checkout
Return 2 key cards and 2 parking passes to the basket on the counter.
Ensure the lockbox key card is back in the lockbox.

Remotes are located in each bedroom and the living room. Please return them to their original locations before departure.

Note: Please place all used linens outside the bedroom doors for collection.

Climate Control
Both bedrooms are equipped with mobile AC units set to 68°F.
AC units are operated with the remotes located next to the TV remotes.
Please turn off AC units when departing.
Humidifiers
Located in each bedroom.
Note: Do not add essential oils, as this can damage the units.
Fire Safety
A fire extinguisher is located under the kitchen sink for your safety.
How to Use (PASS Method)
P – Pull the pin to unlock the handle
A – Aim the nozzle at the base of the fire
S – Squeeze the handle slowly and evenly
S – Sweep the nozzle side to side
Use only on small, contained fires (e.g., stovetop grease, paper trash). If the fire grows or you feel unsafe, evacuate immediately and call 911.
Fireplace Tutorial
Due to Steamboat’s high winds and cold, the pilot light may go out.

Note: Do not completely turn the fireplace off.
Hot Tub Access
The hot tub is located outside the office.
Please use the towels provided in the office when using the hot tub.
After use, leave hot tub towels with your used linens—we’ll return them to the office.
Maintenance: The hot tub is fully serviced by the Kutuk staff; guests do not need to add chemicals.
House Rules
No smoking inside the condo or on the patio (HOA enforced). Please step off the property to smoke.
Respect quiet hours and refrain from playing loud music late at night.
No pets allowed. The HOA issues fines of $500 per day for violations.
Trash & Recycling
Tenant Responsibility: Please take out all trash before checkout.
Trash Bins: Located at the bottom of each stairwell.
Large Green Dumpster: Located near the garage entrance.
Check-In & Checkout
Check-in: After 4:00 PM
Checkout: By 10:00 AM sharp
Late checkout requests may be available—please confirm in advance.
Checkout Checklist
Return 2 key cards & 2 parking passes to the basket on the counter
Confirm the lockbox backup key card is in the lockbox
Set the fireplace to Pilot mode (do not fully shut down system)
Turn off all lights
Thermostat Adjustment:
Winter: Set to 65°F
Summer: Set to 72°F
(This helps maintain a moderate temperature and conserve energy)
Place all dirty linens outside bedroom doors
Return TV remotes to their original locations
Return brochures to the basket on the kitchen table
Take all trash to the bins at the stairwells or the green dumpster
